STEP 1.

Select your area. Any search is possible, but it must be for a period of 1 year.

Keep in mind the instructions for the 1004MC:

Instructions: The appraiser must use the information required on this form as the basis for his/her conclusions, and must provide support for those conclusions, regarding housing trends and overall market conditions as reported in the Neighborhood section of the appraisal report form. The appraiser must fill in all the information to the extent it is available and reliable and must provide analysis as indicated below. If any required data is unavailable or is considered unreliable, the appraiser must provide an explanation. If data sources provide the required informationas an average instead of the median, then the appraiser should report the available figure and identify it as an average. Sales and listings must be properties that compete with the subject property, determined by applying the criteria that would be used by a prospective buyer of the subject property. The appraiser must explain any anomalies in the data, such as seasonal markets, new construction, foreclosures, etc.

You will have to determine the market area and research parameters to limit the results to comparables that would compete with the Subject.


STEP 2.

As stated above, research for all records for a period of one year from the effective date of the report.
The effective date of this demo is "4/3/09"

DO NOT FORGET TO NARROW RESEARCH FOR COMPARABLES THAT ARE COMPARABLE TO THE SUBJECT IF REQUIRED.

STEP 3.

Click on the "Exports" button.


STEP 4.

Select the Export that you created from the pull down box and then click on the "Submit" button.


STEP 5.

Click on the file created by the MLS system.

Save the .CSV file to your computer
The file "128944 Resi 424B.csv" noted above was renamed to "Sample MLS Date - 83 Records.csv" noted below for the purposes of this demonstration.


STEP 6.

Navigate to the MLS Analytics Page. (Launch a new browser to the MLS Analytics Page.)
Browse for the .CSV file and click upload. Make sure that the effective date of the data matches your research parameters.
